Hayley also has experience acting for individuals (usually of high net worth) both for their personal issues and for assets they may own/rent commercially.
Hayley has particular expertise in landlord and tenant work. This includes business lease renewals, Landlord and Tenant Act 1954 work, dilapidations claims, disputes over breaches of covenant, rent arrears claims, service charge disputes, exercising and advising on break options, and insolvency issues where applicable.
In addition to this Hayley frequently deals with recovery of land or premises from unlawful occupiers or squatters or possession work on behalf of mortgagees. She can also deal with residential evictions, lease surrender negotiations, disputes in connection with easements, rights of way disputes, boundary disputes and party wall matters.
Commercial Dispute Resolution
- Acting for several local authorities on the large scale redevelopment of the town centre, including obtaining vacant possession of multiple units
- Advising a national retailer on a number of issues arising from its property portfolio, including forfeiture, rent and service charge recovery and other options for persistent breaches of covenant
- Acting for a commercial landlord in relation to multiple lease renewal claims, both contentious and non-contentious in relation to its large property portfolio”
