Freeths advises Unity on landmark Marylebone and Fitzrovia real estate transactions
Leading law firm Freeths has advised Unity Land on the next phase of the historic Pioneer Club in Marylebone, marking a significant new chapter for one of the West End’s most distinctive heritage buildings.
The Pioneer Club, located at 12–14 Cavendish Place, comprises two Grade II listed Georgian townhouses overlooking Cavendish Square, with a rich social and architectural history. The approved scheme will see the property sensitively reimagined as a design‑led, hospitality‑focused workspace, with luxury flexible workspace operator The Work Project set to open its first West End location at the site.
The redevelopment will bring the two buildings together via a new rear atrium and connecting bridges, alongside the addition of a fourth floor and rooftop terraces, preserving the site’s historic character while introducing contemporary workspace amenities.
Freeths’ Real Estate Partner Daniel Abrahams advised Unity Land on the transaction.
Daniel also advised Unity Land on the pre‑let of a 29‑key serviced apartment scheme at 82–83 Margaret Street, Fitzrovia, to Native Places, part of NUMA Group, Europe’s leading tech‑enabled hospitality platform.
The Grade II listed former All Saints Convent is being restored to operate under NUMA’s Native Places brand. The scheme combines Unity Land’s heritage‑first development approach with NUMA’s technology‑driven guest experience, creating a design‑led aparthotel offering that preserves original architectural features while meeting modern hospitality needs.
