Karen specialises in leasehold management work for landlords, assisting with the management of large property portfolios.
Her specific areas of expertise include dealing with leases, lease renewals and licences to assign, underlet or alter together with bespoke licences and surrenders. Karen also has a breadth of experience in attending to substation leases and transfers.
Karen has been working for one of Freeths’ top ten clients. She assists them with negotiating bespoke leases and attending to transfers of property in respect of their development sites to service providers.
Karen has built up a wide breadth of knowledge and experience in attending to complex post-completions matters. These include attending to complex stamp duty land tax transactions such as linked leases, and the post-completion formalities entailed in dealing with the Land Registry.
- Karen recently assisted one of Freeths’ largest clients to ‘unlock’ a transaction in respect of one of their regional distribution centres – where a beneficiary was refusing to grant their consent in respect of a restrictive covenant. Through perseverance and by taking a common sense approach, she convinced the beneficiary to proceed omitting complex requirements, thereby unlocking and allowing the transaction to proceed unhindered.
- Karen has prepared forms for a development client in respect of the acquisition of over 200 properties.
- Karen regularly advises and assists senior colleagues with their requirements in respect of post-completion formalities.
