Freeths advises Lamington Group on landmark net zero hotel development in York

Leading law firm Freeths has advised Lamington Group on the funding of its latest project, room2 York – a pioneering net zero carbon ‘hometel’ set to open in Spring 2027.

Freeths provided legal counsel on a £41.75 million Green Development and Investment Loan, secured through Coutts Commercial, which will support the construction of room2 York and contribute to Lamington’s wider pipeline of net zero developments across the UK which reflects Lamington’s environmental, social and governance principles across all of its developments.

Lamington is a multi-award-winning, independent, family-owned real estate investment and development company, which operates a diverse portfolio of brands. As a certified B Corporation, the business is committed to delivering whole-life net zero buildings and aims to open 5,000 keys by 2030, setting new standards in sustainable hospitality and real estate development.

Lamington’s new 116-room property in the heart of York is its first in the North of England, marking a key milestone for the award-winning room2 brand. The site will feature meeting spaces, a gym, guest laundry, Winnie’s café and bar, alongside sustainable design elements like reclaimed materials, solar panels, and CO₂-controlled ventilation.

Leading the Freeths team on this deal was Banking & Finance Parter Andrew Curtis and Real Estate Partner John Flathers. They were supported by Real Estate Managing Associate Nick Wallace, Real Estate Associate Amy Liddell, Construction & Engineering Senior Associate John Ridehalgh and Banking & Finance Associate Cian Brett.
